NOTICE OF TRUSTEE’S SALE
Under authority of that certain Deed of Trust dated June 16, 2014, from Daniel Allen Neptune to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Wirt County, West Virginia in Trust Deed Book No. 95, at page 163, securing a promissory note in the principal amount of $49,111.57, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Wirt County Courthouse in Elizabeth, West Virginia on July 7, 2020 at 10:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all that certain lot, tract or parcel of real estate, together with the improvements thereon and appurtenances thereunto belonging, located in the District of Newark, Wirt County, West Virginia, more particularly bounded and described as follows:
Beginning at a point in the center line of Secondary 4 corner of Cecil W. and Mildred A. Valentine, thence with center line of said road; S-82-33-E. 102.34’ to a point, a corner to Lot 2, thence with Lot 2 and leaving Secondary 4; S-15-43 W. passing a ½” iron rod set at 20.20’, passing an iron set at 440.05’ in all 465.05’ to a point in the center of Lee Creek, thence with Lee Creek; N-49-51 W 109.09’ to a point, corner to Cecil W. and Mildred A. Valentine, thence leaving Lee Creek and with Valentine’s; N-15-26 E passing a 36” Sycamore at 31.56’, passing a ½” iron rod set at 385.01’, in all 405.21’ to the place of beginning containing 1.00 acres more or less, and more fully shown on map prepared by Prine Land Surveying of record in Deed Book 228, at page 355, and made a part of this description.
Being the same property conveyed from Danny E. Bise and Jackie L. Bise to Daniel Allen Neptune by Deed dated June 16, 2014, of record in the aforesaid Clerk’s office in Deed Book No. 242, at page 697.
Terms of the sale: Ten percent nonrefundable cash deposit due at sale. Ninety percent balance of purchase price due within thirty days of date of sale.
